The 45 square metre flat sits on the first floor of a four-storey purpose built apartment building, a stones throw from the Walthamstow Marshes.

Small but effective reconfigurations open up views through the building and rationalise the plan. A single piece of douglas fir joinery sits alongside a century-old brick fireplace, concealing the entrance to the bathroom and dealing with a previously awkward relationship between two spaces.

Inspired by the building’s natural surroundings and original features, every new surface in the apartment was chosen for its warmth and natural patina, from salvaged antique pine floorboards to deep red quarry tiles throughout the kitchen and bathroom. A careful approach to material re-use was taken to minimise waste at every opportunity; reclaimed Iroko worktops were used for the work surfaces in the kitchen and the bathroom vanity units, and any offcuts became shelving or bespoke details to the original fireplaces and mantels.
