Leyton Outrigger
A small and impactful project remodelling the outrigger of a terraced house in Leyton, East London.
The brief was initially to improve the kitchen and breakfast room, creating a connection to the garden by remodelling an existing lean-to that was disrupting the view through the house.
The house is generously proportioned and it was discovered in the early stages of the project that rather than an intensive remodel, the lean-to could be dismantled and adjustments carried out to the layout and facade of the building’s outrigger that it was attached to. An opening is proposed in its place, with timber framed glazing and doors establishing a visual connection between the kitchen and garden, and modernising the rear of the house.
The decision not to use the footprint of the lean-to allows the client to save on their overall budget and focus on specific details such as the new joinery, windows and doors that organise and elevate the space, without requiring the material or financial expense of a new building.
Salvageable materials from the demolition are proposed to be reused in the facade remodelling, and the building is left open to the possibility of a rear extension. The project is a milestone in the lifespan of the building, marking a notable improvement to the original house and keeping the building’s future in mind.
